1. Budget
It all begins with a dream or an idea.
Whatever it is we need to decide on a budget.
2. Vision
Explain to one of our agents what you are looking for, in terms of size, how many bedrooms, bathrooms, locations, etc…
3. Viewings
Your personal agent at Wilhelmina estate has now picked out specific properties that matches your requirements. And we will start the process of viewing them.
4. Make an offer
Put an offer on the property, when you agree on the price you directly sign a reservation contract around 6000-10 000 EUR.
The transfer will be made into your lawyers client account and not to the vendor (seller), when the transfer has been made the property is taken off the market. Your lawyer will now go through the paper work to make sure everything is in order with the property, and get all the papers in order. If you have applied for a mortgage, the bank will do a valuation of the property.
5. The purchase
Time to sign the purchase contract, this is usually done within 14 days after you have reserved the property. When both parties sign the purchase contract, the buyer transfers 10 % of the agreed price of the property (minus the reservation cost) to the lawyer’s client account. The lawyer confirms the transfer to the vendors lawyer. and both Parties agree of a date of access that is written in the purchase contract.
6. Final completion of the purchase.
The day has come for you to get access to your property, everyone meets at the notary to finish the purchase. Previous mortgage of the vendor (seller) are removed from the property and the registration in the title deed is made.
The 10 % at the lawyers “client account” and the 90% that’s left of the agreed price is transferred to the vendor (seller) at the notary. The keys to the property are now handed over to you.
